gunnercooke advises Hawthorn Capital on its acquisition of Xenia Property Group

gunnercooke has advised Hawthorn Capital on its acquisition of Xenia Property Group, a leading property management and student lettings platform in the UK. M&A Corporate Partner, Kyri Papantoniou, led the transaction on behalf of Hawthorn Capital.

Xenia Property Group is based in Greater Manchester and has offices in Bradford and Sunderland. It provides block management, residential lettings and student lettings through three brands: Xenia Estates, Xenia Lettings and Xenia Students. The group manages more than 4,000 units and a portfolio spanning the North West, North East, Yorkshire, the Midlands, and Scotland.

Hawthorn Capital is a London-based private investment firm founded in 2022. It is building a UK real estate services platform through a buy-and-build strategy covering block management, property management and related services, bringing together owner-managed businesses that face rising regulation and compliance demands. Hawthorn plans to back strong existing operators with long-term capital, technology and institutional-quality systems.
